Residential Block Management in London
Residential block management company for central London buildings
At Darcy Residential, we specialise in residential block management across Central London, providing block property management for a diverse portfolio of properties, from charming Victorian buildings to larger modern blocks.
With decades of experience, we’ve built a trusted network of skilled building contractors-many of them family-run businesses-who understand the unique character and needs of each property we oversee.
Our approach to residential block management
No two buildings are the same, and neither are our strategies. Whether it’s a historic Victorian property with period features or a modern block with cutting-edge amenities, we tailor our services to enhance and preserve the individuality of each building.
Our team works closely with residents, contractors, and stakeholders to deliver solutions that are as unique as the properties themselves.
At Darcy Residential, we provide round-the-clock support to ensure your property is always in safe hands. With Nazy Amini, personally overseeing operations, you can trust that every detail is monitored and every emergency is handled proactively.

Proactive Monitoring: Constantly keeping an eye on every aspect of your property to prevent issues before they arise.
At Darcy Residential, we don’t just manage buildings—we listen, engage, and act. Too many leaseholders are stuck with poor communication, neglected maintenance, and block managers who don’t care. We change that.
We take the time to understand your building inside out—what works, what doesn’t, and what’s driving you mad. Then we build a clear, actionable plan to improve services, cut through the frustration and get things done.

Residential block management FAQs
What is residential block management?
Residential block management is the day-to-day running of a building that contains several homes, usually flats. It covers shared repairs and maintenance, insurance, safety compliance, service charge budgets and accounts, and communication with leaseholders and directors, all within the terms of the leases.
What does a block managing agent do?
A managing agent looks after the day-to-day running of a residential building: arranging maintenance and repairs, managing contractors, preparing service charge budgets and accounts, meeting compliance requirements such as fire safety, lift and electrical testing, and communicating with leaseholders and directors.
What compliance checks does a managing agent arrange for a block of flats?
Depending on the building, the agent arranges and records a fire risk assessment of the shared areas, fire door and emergency lighting checks, lift inspections, electrical and gas safety checks on communal equipment, a water hygiene (legionella) risk assessment and, in older buildings, an asbestos register. Certificates are kept in one place so directors can see what is due.
What is the difference between an RMC and an RTM company?
A residents’ management company (RMC) is usually set up under the leases to manage the building. A right-to-manage (RTM) company is formed by leaseholders to take over management responsibilities from the freeholder. We work with both, as well as with freeholders and private owners.
What should I look for in a block management company in London?
Look at who will actually manage your building and how reachable they are, how compliance dates are tracked, how service charge budgets and accounts are presented, whether the firm belongs to a redress scheme such as The Property Ombudsman, and how it handles major works and contractors. Ask for references from directors of comparable buildings.
How much does block management cost in London?
Fees are tailored to each building, taking account of its facilities, mechanical systems and onsite staffing requirements. Request a proposal and we will provide a clear, itemised quote. Block management companies in London usually price by the number of units and the size and complexity of the building.
How do we change managing agent?
The route depends on your lease and on how the building is managed. We explain the options, work with you on timing and manage the handover so services continue smoothly.
How do I find out who manages my block of flats?
Start with your service charge demand or lease, which should show the landlord's name and an address, and often the managing agent. Notices in the entrance hall may name them. If you are still unsure, ask neighbours or the residents' association, or check the freeholder named on the Land Registry title for the building.
Can leaseholders manage their own block of flats?
Yes. Leaseholders can take over management through the right to manage, or by owning the freehold through a residents' company. The company's directors then carry out the landlord's duties: budgets, accounts, insurance, safety checks and consulting on major works. Many companies appoint a managing agent to do the day-to-day work.
Do you offer 24/7 emergency support?
Yes. We provide round-the-clock support, with our director closely involved in emergencies.
