Looking for a new managing agent?
If you are searching for a new managing agent, considering changing managing agents or looking for a better block management company in London, you are not alone. Many Residents’ Management Companies (RMCs), freeholders and leaseholders eventually reach a point where they begin to question whether their current managing agent is providing the service their building deserves. Perhaps communication has become poor. Maybe service charges continue to rise without clear explanations or even maintenance issues take too long to resolve and residents are becoming increasingly frustrated.
Whatever the reason, changing your managing agent can be one of the most effective ways to improve the management, financial performance and long-term condition of your building. At Darcy Residential, we regularly work with residential blocks that have made the decision to switch managing agents in search of a more proactive, responsive and transparent service.
Why do residential blocks change managing agents?
Over the years, we have spoken to directors, freeholders and leaseholders across Central London who felt their existing managing agent was no longer meeting expectations.
Some of the most common reasons for changing managing agents include:
- Poor communication and slow response times
- Lack of transparency around service charge expenditure
- Delayed maintenance and repairs
- Poor contractor management
- Inadequate financial reporting
- Rising costs without visible improvements
- Resident dissatisfaction
- A lack of proactive building management
While every building is different, these issues can have a significant impact on both resident satisfaction and long-term property value. A managing agent should be actively working to protect and improve your building, not simply responding when problems arise.
What should you expect from a managing agent?
Choosing a managing agent is one of the most important decisions a residential block can make. A professional block management company should provide much more than basic administration.
You should expect:
1. Clear and responsive communication
Directors and leaseholders should not have to chase for updates or wait weeks for responses. Effective communication helps ensure issues are resolved quickly and residents remain informed about important building matters.
2. Transparent financial management
Service charge funds should be managed professionally and transparently.
Your managing agent should provide:
- Clear budgets
- Accurate reporting
- Reserve fund planning
- Transparent expenditure tracking
- Timely financial updates
3. Proactive maintenance planning
A well-managed building should have a clear strategy for planned preventative maintenance. This helps reduce unexpected costs, avoid major repairs and protect the long-term condition of the property.
4. Strong contractor management
Managing contractors effectively is essential to maintaining standards and ensuring value for money. Your managing agent should oversee contractor performance, monitor quality and ensure works are completed efficiently.
Why more residential blocks are choosing Darcy Residential
At Darcy Residential, we believe block management should be proactive, transparent and tailored to the needs of each individual building. Our clients often come to us after becoming frustrated with larger managing agents where communication is inconsistent and personal service is lacking. We pride ourselves on providing a more hands-on approach.
We put communication first
One of the most common reasons clients switch to Darcy Residential is because they want a managing agent that is accessible and responsive. We understand that directors and residents want answers, updates and support when they need it. Our team works closely with clients to ensure communication remains clear, professional and consistent.
We provide transparent financial oversight
Financial management is at the heart of effective block management. Through our back office, RICS regulated Chartered Surveyors and TPI members, we provide professional accounting support, detailed reporting, reserve fund planning and clear visibility over service charge expenditure. Our goal is to ensure directors and leaseholders always understand how funds are being managed.
We take a proactive approach
Rather than waiting for issues to escalate, we focus on identifying risks early and implementing practical solutions. From maintenance planning to contractor management, we help clients protect their buildings and avoid unnecessary costs.
We understand Central London properties
We specialise in residential block management across Kensington, Chelsea, Knightsbridge, Belgravia and surrounding areas. From period conversions and mansion blocks to modern residential developments, our team understands the unique challenges associated with managing high-value residential properties.

Changing managing agent and right to manage: FAQs
Can leaseholders change the managing agent?
It depends who appoints the agent. If the freeholder does, leaseholders can ask for a change and, if that fails, can use the right to manage, buy the freehold together, or ask a tribunal to appoint a new manager where there is serious mismanagement. If a residents' or right to manage company appoints the agent, its directors can change it.
What is the right to manage?
The right to manage lets leaseholders of flats take over the management of their building from the landlord without buying the freehold, without the landlord's consent and without proving poor management. A right to manage (RTM) company run by leaseholders takes on the landlord's management duties, and it can appoint a managing agent.
What is an RTM company?
A right to manage (RTM) company is the leaseholder-run company that takes over management of a building. Leaseholders become members, some become directors, and the company deals with budgets, insurance, repairs and compliance. The landlord still owns the building and can join the company.
Can my building claim the right to manage?
In general the building must be self-contained with at least two flats, at least two-thirds of the flats must be held on long leases, leaseholders of at least half the flats must join the company, and non-residential space must not exceed 50% of the building. The landlord must not be a local authority, and a resident landlord exemption applies to some small conversions.
Do you need the landlord's agreement to take the right to manage?
No. You do not need the landlord's consent or a court order, and you do not need to show that the building has been badly managed. You do have to follow the statutory process, which takes several months and includes a claim notice and a period for the landlord to respond.
How do you set up a right to manage company?
Set up and register the company, invite all qualifying leaseholders to become members, then serve a claim notice on the landlord at least 14 days after the invitation. The landlord has at least a month to respond. If the claim is valid, management transfers on the acquisition date set by the process.
Can a right to manage company use a managing agent?
Yes. The company does not have to do the day-to-day work itself. Most appoint a managing agent to handle service charge accounts, maintenance, compliance and enquiries, while the directors make the decisions and stay responsible.
What is a residents' management company (RMC)?
A residents' management company is a company owned by the leaseholders that holds or controls the freehold and manages the building. The directors are usually leaseholders and appoint, instruct and can change the managing agent. Its legal duties are those of a landlord, so directors need support with accounts, safety and major works.
Can a right to manage company buy the freehold?
Not as part of the right to manage. The landlord still owns the building and a right to manage only transfers management. Buying the freehold is a separate process called collective enfranchisement, which is usually more expensive.
